6 Signs You May Need a Building Inspection

February 1, 2021

There is one thing that causes unavoidable damage to all objects and materials, and that is time. Even in the best conditions, homes, cars, trees, rocks, and everything in between degrading over time.

For this reason, if you haven’t had a building inspection in a while, now may be a good time. Whether you own a house, a condo, or a commercial building, you need to be sure of its condition.

This is especially important if you’re planning on renting the property, selling, or have just moved in. But if you’ve lived in or owned the building for a while, what are some signs that you need an inspection?

Keep reading for the top six.

1. It’s Been a While Since the Roof Has Been Repaired or Replaced

What is the current condition of your roof? Roofs, perhaps more than any other part of a home or business, are exposed to the worst conditions. They’re constantly exposed to wind, ice, rain, and harmful UV rays.

As such, most roofs need to be repaired relatively frequently. If you’re unsure of the condition of your roof, we recommend getting a building inspection sooner rather than later.

2. You Smell or See Mold

Homes can be a breeding ground for mold, particularly in dark, damp places. This includes basements, attics, subflooring, bathrooms, and kitchens.

If you smell or see signs of mold, it’s imperative to get a building inspection. Mold can prove to be problematic and harmful after prolonged exposure.

3. There Signs of Pests

Whether you live in an apartment building or own your house, pests can be a real nuisance. Over time, they can even pose a threat to the structural integrity of the building.

Moreover, no one wants to share their homes with mice, ants, roaches, snakes, or any other unwelcomed guest. If you see signs of pests, like droppings or damages to the property, act quickly to avoid a situation that goes from bad to worse. Call the appropriate companies to schedule building and pest inspections.

4. Your Building is Old and You Question the Structural Integrity

While brand new construction buildings are nice, there’s something about old architecture that’s quite charming. Naturally, many homeowners and business owners choose older properties. However, older properties are more vulnerable to structural issues.

If you’re building is more than a few decades old or you suspect termites have destroyed some of the foundational supports, you need to get a building inspection.

5. You’re Experiencing Electrical Issues

Home safety and apartment safety demand up-to-date electrical systems. If your electrical system is faulty or out-dated, it could pose a serious risk to your safety. Alternatively, you may be continually tripping the breaker, losing power, or experiencing flickering lights.

Regardless, it’s in your best interest to get your electrical checked out.

6. You’re Finding Water Leaks

There’s nothing more annoying than finding water leaks in your home or apartment complex. This can lead to mold, as mentioned above, or damage to building materials and personal possessions.

If you have a leak somewhere in your roof, foundation, or pipes, you need to act quickly to avoid further damages. Schedule a building inspection now to find out where the leak is coming from and how to fix it.

Do You Need a Building Inspection?

Have you experienced any of the issues listed above? If so, you might need a building inspection for your property. The longer building issues are allowed to exist, the worse they typically become.
