Selling a home, even in the best property markets, takes much more than vacuuming the house and placing a sign outside for it to sell. The secret to selling fast lies in adequately decorating your home, and in applying several other essential selling tips.

So, how do you decide on the areas you will spend your money, time, and energy on when preparing for sale? What other improvements should you consider doing during the preparation process?

1. Walk Through the House and Get Rid of All Clutter

Minimizing clutter should be the first thing you do once the decision to sell is made. The activity will not only make it easy to decorate the house, but it also reduces the number of things left to pack.

Before you can even list the house, take some time off your busy schedule to visit the good folks at Salvation Army. Leave with them any items that you haven’t used in the past twelve months.

Once all the unused items are out of the way, raid your closets and start packing things you consider precious, but which may act as distractions to potential buyers.

2. Keep the Home Immaculate at All Times

3. Implement Rational Remodeling

Did you know that the number of bathrooms in a house can affect the selling price? The more “full baths” a home has, the more it’s likely to fetch once it gets listed. Therefore, if you have been thinking about adding a full bath, this is the right time to get it done.

Decorating a home for sale doesn’t necessarily mean that you should invest lots of money in a remodel targeting areas such as the bath or kitchen. A rational remodel allows you to make minor updates in all the areas that matter.

4. Understand Your Neighborhood’s Context

Any renovations made in the home should fit the context of that neighbourhood. You may want to make it unique in a bid to increase its selling price, but this may end up working against you. Studies have shown that a homeowner will likely get back 77% of the amount invested in a kitchen remodel, and around 90% for the amount spent on a bath remodel.

If you have to undertake a major remodel, then make sure that you go all the way. Don’t just focus on specific aspects of the residence and leave out the others. And keep in mind that no buyer wants to continue the work started by the previous homeowner.

Therefore, if you start a project, ensure you see it to its end.

5. Paint Neutral

Wall colour is another vital home selling tip. Keep in mind that buyers will naturally have varying preferences and tastes. Painting your walls with wild and bright colours may put-off the more conservative buyers.

A vital tip to remember is that rooms that don’t get enough natural light will always benefit from light wall colours. However, this doesn’t mean you should paint such a room in a flat, pure white paint.
A soft light beige or pale yellow will do just fine and will help the room appear as though it has more natural light.

6. Don’t Over-Decorate the Home

Buyers want to see themselves living in that house. Any decorations you put into place shouldn’t appear to take over the entire home. You have to leave some room for the buyers to imagine themselves decorating the house in their preferred style.

Any decorations put in place during the sale must match the home’s style. A professional designer will stress the importance of the décor, reflecting the style and character of that home. For this, you may need to remove your personal property and store some artworks.
